We are in the final stretch and have an estimated 3 weeks to completion. The wood floors are in and just need to be stained. The tile is finished in the kitchen and both bathrooms as well. The kitchen should be entirely done by Wednesday (8/13). There is one more day of painting which we will do this coming Saturday. There are a few 2nd coats left and all the master bedroom/bathroom still needs to be painted. Brandon and Bob have started the deck and the ceiling of the master bedroom, which will be tongue and groove wood.

Since the last post the interior of our house has come along way. The kitchen tile is almost done, the cabinets have been installed and the walls are painted. The rest of the house is drywalled, floated and textured. We will probably do a lot of the painting this coming weekend. The interior doors arrived however half of them were wrong so we’ll have all of them by the end of this week.

In the next two or two we will get the floor installed. The wood, white oak, comes unfinshed which mean that first you nail it down. Then you have to sand and stain it. We are going to begin the nailing down part starting next week. The tile is also being ordered and will start going in next week.

After all the floor is installed we can begin the final phase. This includes mounting all the vanities, triming out the windows and doors, doing the plumbing top out, electric trim and mechanical final.

So as many of you know I’m not very computer compatiable thus posting is a bit of a process for me. What’s happened in the past three weeks? Well, the first round of inspections have all passed (on the first try I might add). This means that the frame is complete, all the electrical wire have been pulled, the AC/heating is installed just not on yet, and all the pipes for our plumbing system are in and water tight. All in all we are moving along quite nicely.

The next few weeks will include insulating the walls, hanging, taping floating and texturing the drywall, installing our backyard deck, then painting the walls. So alot of wall work basically. After that we can start triming the house and installing the interior doors.

There is new paint on the house with the trim still yet to be done. Roofers were there yesterday putting on shingles. There is one last inspection that we must pass before we can do insulation and drywall on the inside. Sorry about the lull in posts, but hopefully you’ve been able to follow our progress by the photos.

Ginny added a new PLANS tab on the top that shows the old and new floorplans, which were done by Nicole Durkin. I will have Brandon post about the past few weeks since he will be able to give more insight. Once the Tyvek and siding went up, it’s been smaller and more behind the scenes work at 1903.

Brandon and Bob put in new 2 x 8’s in the ceiling over the living room since the load bearing supports below that were removed. This is where the kitchen table used to be (see Gallery from March 25 and May 13). I believe the electrician will be by early next week to do his thing.

As of Sunday, almost all of the framing was done. There are a few things left to do for the roofing portion, but other than that it looks good. It’s really gratifying to see the actual space and size of the new kitchen and master bedroom after looking at a floor plan for the past month. The master suite will have vaulted ceilings, 3 windows (2 facing east, 1 facing south), and French doors which will let in plenty of light, but the overhanging trees will still provide adequate shade.

We should have renderings up by the end of this week to show what the finished product will look like.

Brandon can shed more light on this since he is currently on-site, but today the rest of the piers were poured. Yesterday the base/re-barb were put in and today the above ground portion of the piers are going up. It was overcast all day today with only very minor sprinkles of rain, so there were no delays, but we are hoping for some heavy sun so the concrete can complete drying and framing can begin on Saturday.

We will be at the property all day Saturday and Sunday (weather pending) so if you want to come see our progress or lend a hand please stop on by

Day 9 of construction - We worked through the first weekend to get the demo mostly done. The foundation work began on Monday and they have worked incredibly hard to get our fifteen new piers dug and poured so we can start framing this weekend. We also beefed up the beams that run along the rear of the existing house so that we could tie onto it, saving us five more piers. At this point I’m very happy with our progress.
