Green Building

Otsuka Hill believes in green building. Taking those extra, small steps can make a huge difference in creating a home that benefits homeowners and the planet alike, with improved energy and water efficiency, increased comfort, and reduced maintenance. We remodeled 1903 with all this in mind.

HVAC equipment efficiency

1903 has two 2-ton cooling units, each with a SEER (season energy-efficiency ratio) rating of 14.0, which meets the efficiency requirements of Austin Energy’s Green Building program.

Window efficiency

1903’s new windows are Marvin Double Hung windows. All Marvin products are glazed with Low-E (low emittance) and with a U-Factor (thermal conductance) of ≤ 0.35 and SHGC (solar heat gain) of ≤ 0.40 in accordance with the procedures of the National Fenestration Rating Council (NFRC) and comply with all climate zones.

Low-E coating improves thermal performance by retarding the emittance of radiant heat from the pane. Radiant heat-flow from the outer to the inner pane is greatly reduced, thereby decreasing heat radiation to the interior of the house. Such windows also provide help in keeping in winter heat. Low-E coatings also block ultraviolet light, which causes fading in rugs, upholstery, and fabrics. Southern low-E glazing has played a big role in enabling smaller heating and cooling equipment to provide comfort and lowering energy bills.

Ceiling fans

1903 has ceiling fans in every bedroom and the living room. Experts say a ceiling fan can save up to 40 percent on your summer cooling costs, and up to 10 percent during the winter heating season. In summer, ceiling fans cool the room by creating a “wind chill effect.” For example, if you had a ceiling fan in a room that was 85 degrees, the fan would make the room feel like 78 degrees. During colder weather, using the ‘reverse’ setting of the ceiling fan saves energy by circulating hot air that rises to the ceiling and blowing it back down into the room.

Energy Star appliances

1903’s kitchen appliances, which include the GE Profile™ Refrigerator and GE Profile™ Dishwasher, are Energy Star rated.

Tankless water heater

A home’s water heater affects both the comfort level in the shower and bath, as well as the monthly utility bill. If a conventional heater is the wrong size, hot water may run out too soon, while constantly heating and re-heating stored water for the home’s needs can be costly.

A gas-fired, tankless water heater, which 1903 has, addresses both problems since the water is only being heated when it is needed, thereby conserving energy while ensuring an adequate and dependable supply to the household.

1903’s water heater, a Rinnai R85ePLUS, has an energy factor (EF) rating of 0.82, which exceeds the minimum efficiency requirement of Austin Energy’s Green Building Program.

Toilets

Both of 1903’s toilets are Kohler Cimarron™ toilets and were selected from the Austin Water Conservation Program list. The toilets feature a Class Fiv™ flushing technology that delivers extraordinary bulk flushing power and offers an optional eco-friendly, 1.4-gallon flush setting that saves almost 2,000 gallons of water per year per fixture without loss of performance.
